Remodeling for every era of Scottsdale home

Scottsdale housing runs from 1960s ranch homes in south Scottsdale to custom desert contemporaries in DC Ranch, Troon, and Grayhawk. Older homes tend to have closed kitchens, low ceilings, and small primary baths. Homes from the 1990s and 2000s usually have the square footage but dated finishes and rooms that no longer get used.

Because Roman is trained as an architect, every project starts with the floor plan, not the finish board. That is how a kitchen gets opened up without a structural surprise, and how a primary suite gets rebuilt around the light and views the lot actually has.

Planned before we build

What to know before remodeling in Scottsdale

HOA design review

Many Scottsdale communities, including McCormick Ranch and DC Ranch, require architectural review before exterior changes. We prepare the drawings for both the HOA and the city.

City of Scottsdale permits

Moving walls, plumbing, electrical, or mechanical systems requires a permit through the City of Scottsdale. We handle drawings, submittals, and inspections.

Desert site conditions

Environmentally Sensitive Lands rules in parts of north Scottsdale can shape additions, grading, and outdoor work. Materials are specified for sun exposure, heat, and monsoon runoff.

How it works

One team from design to final walkthrough

  1. Design

We visit your Scottsdale home, measure, and design the layout, materials, and scope, with a clear price attached.

  2. Plan and permit

We finalize drawings, submit for HOA and city approval where needed, and order long-lead materials early.

  3. Build

The same team that designed the remodel builds it, then backs the workmanship for two years.

Questions

Scottsdale remodeling FAQ

Do I need a permit to remodel my home in Scottsdale?

Most remodels that move walls or change plumbing, electrical, or mechanical systems need a City of Scottsdale building permit. Cosmetic work such as paint or cabinet refacing usually does not. We confirm the permit scope during design and manage the submittal and inspections.

Does my Scottsdale HOA need to approve my remodel?

Interior remodels usually do not need HOA approval. Exterior changes, additions, window changes, and outdoor living projects usually do. We review your CC&Rs early and prepare the drawings your HOA design review committee needs.

Do you work in north Scottsdale communities like DC Ranch, Grayhawk, and Troon?

Yes. We remodel homes across Scottsdale, from south Scottsdale and McCormick Ranch to DC Ranch, Grayhawk, and Troon.

What does design-build mean for a Scottsdale remodel?

You hire one firm for design and construction. Roman is a trained architect and licensed general contractor, so the person who designs your remodel is accountable for building it. That removes the handoff gaps between a separate designer and builder.

What warranty comes with a T26 remodel?

Every T26 project includes a two-year workmanship warranty.
